We source deals in markets and submarkets with favorable demographic, and economic growth and measure them against our strict acquisition criteria. We prescreen the property to ensure it meets certain basic requirements and utilize our proprietary financial model that helps us determine whether an investment makes sense. Assumptions are bolstered by rental and sales comparables, and general contractor bids.

Our goal at this stage is to uncover all of the material risks that could impact the returns of the investment. We perform a physical inspection with our general contractors to assess the condition of the property and identify deferred maintenance and to make sure there are no expensive major issues such as bad foundation, mold, or extensive mechanical issues.

Once under contract we fund the deal with our own money and begin preparing for close. During this time we will have our contractors write out the materials list, plan out renovations schedule, ensure utilities are transferred prior to work being performed on the house, and lastly coordinating with the title company to close the property. As soon as the deed has been transferred and the property is now in our name we will begin the renovations.

During the renovations phase of our investment process we are bringing the properties we acquire to the quality standard that will yield the rental rates in our underwriting process. We have an in-house rental quality standard we like to meet that requires the use of certain materials and renovation methods that both speeds up the process and ensures the longterm viability of our renovations.

Property Management is one of the most crucial aspects of our process. Once we've gotten to this point our main focus is to place the highest quality tenant possible. We place tenants that are a part of subsidized housing programs such as Section 8 and Eden to ensure our investors get guaranteed returns.

Our Disposition strategy is to sell based on favorable and highly desirable cap rate %. We pride ourselves on selling the highest quality turnkey properties to investors that yield the highest predictable returns. Our motto is we would never sell a property to an investor that we wouldn't keep ourselves.
